What makes us different?
The main difference between us and a traditional agent is that we don't offer accompanied viewings, so all viewings are managed by you. We do however follow up the viewings guaging feedback and updating the system so you can view all of this information via our control panel.
Energy Performance Certificates
If you are buying or selling a home you now need a certificate by law. From October 2008 EPCs are required whenever a building is built, sold or rented out. The certificate provides `A` to `G` ratings for the building, with `A` being the most energy efficient and `G` being the least, with the average up to now being `D`.
A property cannot go on the market until an `Energy Performance Certificate` has been validated or commissioned.
Accredited energy assessors produce EPCs alongside an associated report which suggests improvements to make a building more energy efficient.
EPC`s are valid for 10 years so if you have been living in your property for two years or less its quite likely that you already have one.
We can arrange for a qualified examiner of your choice visit your home and create a certificate for you - they cost £75+VAT. Please be aware that we only offer this service to those selling a home through us.
